Everything in a 32250 kitchen breathes salt. Not spray, and not obviously — just air with chloride in it, moving across metal for years. Move a mile or two inland and the effect drops off sharply, which is why we treat beachside calls differently from the rest of the city.

The condenser is the expensive one

A column refrigerator rejects its heat through a condenser behind the toe grille, and that coil breathes whatever the room breathes.

Salt accelerates corrosion on the aluminium fins. As they corrode the gaps between them close, effective surface area falls, and heat rejection drops. The compressor then runs longer to hold the same setpoint, and on a hot afternoon the cabinet drifts warm anyway.

The complaint arrives as “it is not keeping temperature”, which sounds like a refrigerant problem and usually is not. That is why we pull the toe grille first on every coastal call, and why we tell owners here to vacuum the condenser twice a year rather than annually.

Hinges and door seals

Tall column doors seal at the header because the hinge geometry holds them there, and that geometry has very little tolerance.

Corroded hinge hardware allows the door to sag a few millimetres at the top. That is enough to break the seal, let humid air in, trigger a door alarm with the door apparently shut, and ice up the rear wall within days.

Owners usually blame the gasket. The gasket is often fine. The door is simply no longer where the gasket needs it to be, which is why the hinge gets checked before anything is ordered.

Exterior dampers

Ventilation takes the most visible salt damage, and almost none of it is visible from the kitchen. A wall or roof cap contains a damper that opens under blower pressure and falls shut when the hood is off, and salt attacks the pivot.

A damper corroded open lets humid outside air back into the kitchen constantly — a warm draught over the cooktop and a cabinet that smells damp. A damper corroded shut throttles the hood to nothing while the blower still sounds strong. That is the classic complaint here: full fan speed, smoke still crossing the room.

Neither fault is inside the hood, which is why we check the termination before recommending a motor. Rinsing exterior caps with fresh water twice a year genuinely extends their life, and it is cheaper than the part it protects.

Duct runs in the newer stock

South Jacksonville Beach and Isle of Palms cover a wide span — original beach cottages, 1970s and 1980s rebuilds, and recent full-height coastal construction with elevated ground floors.

The older stock brings the usual retrofit constraints: tight cabinet openings and circuits that were extended rather than run dedicated. The newer stock brings a different problem. Ducting from a ground-floor or garage-level kitchen up to a roof termination is a long, turned run, and every elbow costs airflow. A transition down to a smaller pipe somewhere in that run throttles the whole system and is invisible from below.

So when a hood underperforms here we check four things before touching the motor: the length and turns of the run, whether the diameter was reduced anywhere, whether the exterior damper actually opens and closes, and whether the house is tight enough that the hood is fighting a sealed envelope with no make-up air.

Induction near the coast

Induction cooktops fare better than most appliances here, because the working parts sit under sealed glass. What they do not tolerate is a restricted cooling path, and beachside island installations frequently have one.

The inverter boards under the glass pull cooling air from below and exhaust it through a vent. Where that air comes off a damp garage or a ground-floor utility space, the intake mesh loads with salt-laden dust faster than it would inland. A cooktop that reduces power or shuts down mid-cook is usually telling you the intake needs clearing, not that a board has failed — and a board fitted behind a choked air path fails again on the same schedule.

Worth knowing before you book: if a pan is recognised and then dropped, the pan is the usual culprit. Thin bases warp with heat and lift off the glass, and a base that no longer sits flat loses coupling. Test with a heavy flat-bottomed pan first. If a known-good pan drops out on one zone only, the fault is in the appliance.

Rental turnover

A good share of the housing here turns over as rentals, and heavy summer use concentrates wear into a few months. Ice makers take the worst of it, and they fail in sequence rather than all at once — cubes go small, then hollow, then harvest stops. Acting at the small-cube stage is often a filter and a cleaning; acting after harvest has stopped is usually a fill valve and a mold heater together.
