Kitchens built before the appliances existed

The housing stock runs from the 1900s to the 1930s. Bungalows, prairie and Tudor revival houses, a lot of brick, and kitchens that were originally back-of-house service rooms.

Nothing in those rooms was dimensioned for a modern built-in. The rebuilds that have happened since — and most have happened more than once — worked inside existing walls, so the constraints carried forward.

We meet the same three problems repeatedly.

Cabinet openings are undersized. A column refrigerator needs its full specified opening, plus clearance for the door swing against adjacent millwork. In a 1920s kitchen, a quarter-inch shortfall is normal and it is usually discovered on delivery day, with the old appliance already out and the truck waiting.

Ceiling heights and door widths restrict the route in. A column is tall, heavy and rigid, hallways here are narrow and they turn, and doorways are often under the modern standard. If the appliance cannot physically reach the kitchen, nothing else about the specification matters.

Ventilation has nowhere obvious to go. Original chimneys are in the wrong place, exterior walls are brick, and duct runs end up longer and more turned than they should be. A hood that pulls poorly here is usually fighting its duct, not short on motor, and adding blower power to a bad run mostly adds noise.

The circuit problem

This is the most important thing we can tell a Riverside or Avondale owner.

Electrical service in these houses was upgraded in stages over a century. Panels were replaced, circuits were extended, and kitchens were rewired to whatever the standard was at the time of that particular remodel.

The result is that dedicated circuits are the exception. A Thermador induction cooktop, a speed oven or a dishwasher sharing a circuit with countertop outlets produces faults that mimic failing electronics — intermittent shutdowns, controls that stop responding, cycles that abort with no pattern.

We test the supply before we quote a board. Fitting a control board behind an unstable circuit is money spent twice, and we would rather tell you to call an electrician.

Storms and boards

Duval County sees roughly 68 thunderstorm days a year, and older neighborhoods with mature tree canopy take more brief interruptions than newer ones. Control boards in built-in appliances do not enjoy repeated dirty power, and the damage is cumulative — an appliance that dies in October usually died from three seasons of momentary outages rather than from one event.

Extended outages do something different again. After the multi-day restorations that followed Matthew in 2016, Irma in 2017 and Helene in 2024, the calls that mattered came weeks afterwards: control boards and inverter compressors that had come back on, run for a while, and then failed.

If a Thermador appliance changed behaviour immediately after a storm, say so when you book. It narrows the diagnosis considerably.

Historic district practicalities

Both neighborhoods sit inside a designated historic district, and exterior work is regulated. That affects ventilation more than anything else, because a new exterior cap or a relocated duct termination is exterior work.

We do not do exterior alterations. What we can do is tell you plainly whether the hood or the duct is the problem, so you are not applying for approval on a job that will not fix it.

What we look at first on a dishwasher call

Under-counter water in a century-old kitchen reaches subfloor long before it reaches the finish floor, so leaks here get priority over almost anything else.

For the more ordinary complaints the order is fixed. A cycle that has quietly stretched by half an hour is a heating problem — the machine is holding the cycle open waiting for a rinse temperature it cannot reach — so we measure the incoming water temperature at the tap before condemning anything inside the door. Water standing in the sump means the filter, then the drain pump impeller, then the hose, then the high loop under the sink, in that order, because the cheapest and most common cause is first on the list. A drain hose that was never looped high enough lets sink water siphon straight back into the machine, and no part will fix that.
